Q: Do you have to be a student to live here?
A: No. Many of the residents are single professionals. Some of these single professionals are college graduates and some are not. They are here because they enjoy the social atmosphere, the activities, and of course, the savings and convenience of having all their utilities included in the rent.

Q: What is included in the rent?
A: Everything that is a necessity wherever you decide to live. Electric (up to $150), water, sewer, digital cable with HBO and broadband high-speed Internet. Each resident has their own unshared Broadband, and digital cable with HBO. AND, that is not all. Each bedroom has a QUEEN SIZE bed, a full size double dresser with mirror, a nightstand and a full size computer desk and chair with a place for everything. The common living area has a sofa, love seat, end tables, and coffee table. The dining area has a glass top table with a stylish wrought iron frame and four upholstered chairs. There is a full size clothes washer and dryer in each apartment. Think of the convenience this is for doing laundry. The kitchen has a built in MICROWAVE, a self-cleaning electric range, garbage disposal. Refrigerator with ice maker, and dish washer.

Q: What is the advantage of these inclusive services to me?
A: First of all, they are already on when you move in, so there is no need to apply for these services and wait for them to be turned on. Second, there is no deposit, no personal guarantee, and NO fee to turn on services. Third, there is substantial savings. The apartment management has negotiated a bulk contract several years in length with guaranteed flat rates, high levels of service, and limited price increases. The service providers do not have to send out individual bills. They don't have to turn services on and off. So, they really have significant savings. These savings can be passed onto our residents.

Q: Do I have to bring my own roommates?
A: You can have a group of friends who want to be roommates. However, one of the opportunities presented in going away to college is to make new friends and to benefit from interacting with people that you might not otherwise have an opportunity to meet. The leasing staff has a questionnaire that asks certain life-style preference questions. This information is also entered into a roommate matching software program to help create suitable associations.

Q: What is MY HOME?
A: MY HOME is a RESIDENT PORTAL that is available EXCLUSIVELY to the residents at BOARDWALK. It provides many useful services such as scheduling use of the tanning capsule, the billiard tables, and the theater for personal showings.

Q: How are maintenance service requests handled?
A: Maintenance requests are submitted on MY HOME and are followed up from there. Most service requests can be completed within 24 hours.

Q: Can we have a pet?
A: Some pets may trigger allergies, some pets may enjoy chewing on furniture, some roommates may be uncomfortable around pets, some pets may bring fleas or other insects, therefore, we regretfully must ask residents to not have pets in their apartment.

Q: Is there security?
A: Boardwalk is a controlled access community with gates generally enforcing access during hours when the management office is closed. There are security alarms in every apartment. Residents are encouraged to have these alarms activated at all times, even when they are in their apartment. Panic buttons are in every bedroom. Tuscaloosa Police Department officer is on the premises from 8 P.M. to 4 A.M seven days a week to provide assistance if needed

Q: Can we reserve the theater in the clubhouse for our group or just to watch TV?
A: The THEATER can be reserved for watching your own DVD or for video games or to have group activities. Go to MY HOME to see when the theater is available and to make a free reservation.

Q: What if I have problems with my roommates? Can I move to another apartment?
A: Yes, however, there is a transfer fee due at the time of your move.

Q: What is the advantage of having four people sharing an apartment?
A: Going away to college has become almost a ritual of adulthood. This experience presents an opportunity to grow, to learn, and to meet new people and make friends in addition to those that were made back in high-school. While there is something nice about sharing an apartment with a high-school buddy, there is a lot to be said for having three new people to share this part of your life. These people in turn bring additional friends into the circle. Years later on you will have friends all over the state as well as in the old home town. Having three roommates means there is a better chance there will be someone to hang out with. At the same time, each roommate has their own space. Each bedroom has a keyed lock on it so that when you leave no one can get in. There is your own bathroom attached to the bedroom so no one else can mess with your perfume, toothpaste, or razor blades. All of your personal things can be locked up in your room. No one else can get on your computer, use your TV, or receive your telephone calls and messages.

Q: What is the fastest way to campus from Boardwalk?
A: Turn right at the front of Boardwalk and then another right at 10th Avenue. Go 1.8 miles and turn right at Paul W. Bryant Drive then take another right at Coliseum Drive. The campus will be on your right.

Q: If my roommate moves out or does not pay rent does that effect my lease?
A: Absolutely NOT. Each and every lease is individual. You are only responsible for your lease. Also, you will not be responsible for finding a replacement should any of the bedrooms become vacant.

Q: I have a full time job, do my parents still have to sign a guarantor form.
A: No. You must have three times your rent in income per month and meet the credit criteria to qualify on your own.

Q: How big is the bed?
A: All beds are QUEEN SIZE with an extra firm box spring supporting the mattress.

Q: When is rent due?
A: Rent is due the 1st through the 3rd of each month. Payments must be made in either check or money order. We do NOT accept cash or credit card at this time.

Q: Are grills allowed?
A: Grills are not allowed on your balcony, breezeway or in your apartment as they violate safety rules and regulations stated in your lease. However, we do have 3 grills at the pool for your use.

Q: How do I get to University Mall from Boardwalk?
A: University Mall and all that area can be reached easily by turning right out of Boardwalk onto Old Montgomery Hwy. Take the 2nd right towards Skyland Blvd. East then turn right onto Skyland Blvd. East. Make a left at McFarland Blvd. East and it's a straight shot to the mall.

Q: What kind of attractions does Tuscaloosa offer?
A: Temerson Square with all the local clubs and bars, New Amphitheater for concerts and events, Sips and Strokes, Bama Belle, Bama Theater, University of Alabama Strip, local shopping malls and many more attractions.
